Terms and Conditions

Sorry, but the lawyers made us do it. These are the terms and conditions under which we act as letting agents for our villa owners and under which you rent your holiday villa through us.

Rates

Villa rental rates quoted are on a per night basis. Check-in time is usually after 15.00 hours (which you'll find fits in very well with the majority of International flight arrival times in Bali) with check-out by 12:00 noon on the day of departure. Many villa owners require a 7 night minimum stay and sometimes two weeks or longer during the Christmas, New Year, Lunar New Year, Easter or Summer holidays. Please check this detail with us when making your booking/ enquiry.

Payment

Making both the advance deposit and final payments can be done in a number of easy ways.

Rates quoted allow a maximum number of guests to stay in each Villa per night - please check details on individual villa description for the maximum occupancy. A member of Bali Villa Living.com clients relations staff will meet you at Ngurah Rai airport in Denpasar, Bali and transfer you in air conditioned comfort to your villa.

Included in the villa rental daily rate are the wages of all full time house staff (housemaids, houseboys, gardeners, drivers), and the cost of all services (electricity, water, local taxes, etc.).

Additional Charges

Rates do not include baggage handling, gratuities, telephone, fax and telegram charges, food or drink, personal items and expenses, and any excessive cleaning required upon departure. You may feel inclined to tip the staff at the Villa and your Bali Villa Living.com client services manager will advise you on an appropriate tip value.

Reservation and Payments

Payment of a 50% Rental Deposit together with the completed Guest Reservation Form must be received by Bali Villa Living.com within 72 hours of making your booking and before a confirmation can be issued. Final payment consisting of the remaining balance must be received at least 30 days prior to guest arrival (or together with the Reservation Form if booked less than 30 days in advance of arrival).
Failure to make the final payment within this time frame will result in automatic cancellation and deposits will be forfeited.

Change of Booking

A US$50 administration fee will be charged by us for any change of booking after a confirmation has been issued. Changes cannot be made later than 30 days before arrival, and acceptance of any change is subject to approval by the villa's owner and Bali Villa Living.com

Cancellations and Refunds

Cancellation of a booking at any time may result in forfeiture of deposit(s) and payments made. Refund of monies paid for villa rental and services will be made only under the following circumstances:

1. The villa becomes unfit for habitation and no equivalent replacement villa can be obtained. This qualifies for a 100% refund.

2. The villa is re-booked by another party for the period of the initial booking. If only a portion of the rental time is re-booked, a pro-rata refund will be made. Any rental payments which qualify for a refund, whether in whole or pro-rata, will be subject to a deduction of a 15% administration fee.

Liability

Bali Villa Living.com acts only as agent for the villa owners, suppliers and/ or contractors who are providing accommodation, transport, and services. Under no circumstances can we accept any responsibility for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of terrorist or military action, riots, revolution, insurgency, civil war, adverse government action or inaction or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, Bali Villa Living.com will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. Bali Villa Living.com at their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to cancel any contract for accommodations or guest services.
